Business opportunity:

FREE and Discounted Parking for employees

Businesses that ink new leases downtown will receive free parking, while current businesses extending leases will get half-price parking for a maximum of two years.  Details, as of March 16, include:

  • FREE parking in City garages and lots for new businesses that enter into a lease in a downtown office or commercial retail building, for up to two years.
  • FREE parking for downtown businesses that are extending leases and planning to relocate cars from a privately owned garage or lot into a City parking facility.
  • 50 percent discount for businesses located downtown parking in City facilities and extending their existing leases.  Normal $100 rate discounted to $50 per month. 
  • FREE and discounted parking will be provided for half the term of a new lease or half the extended period of a new lease.  A maximum of 50 parking permits per business.

The City Council has placed a 500-space total on existing businesses wanting to take advantage of the parking deal, with no limitation to the total number for new businesses and leases.

VALIDATION PROGRAM MADE SIMPLE

The Downtown Parking Validation Program offers up to two hours of validated parking for customers of downtown retail, night clubs, and bars, plus social service providers.  To improve customer service, the City recommends that participating merchants:

  • Use one-hour and two-hour magnetic-stripe validations instead of 20 minute stickers:  Magnetic stripe validations save customers time by allowing them to use validations at pay-on-foot stations and automated exit gates. They are also easier for businesses to explain and understand.
  • Participating public garages include:
    • Market and San Pedro Square Garage,
    • Third Street Garage,
    • Third / Santa Clara Garage,
    • Fourth Street Garage,
    • Second and San Carlos Street Garage,
    • Central Place Garage
    • Convention Center Garage.

Other participating garages and surface parking lots accept magnetic-stripe validation tickets.

VALIDATION PROGRAM HAS ENDED AT TWO DOWNTOWN LOTS

The Redevelopment Agency has sold the parking lots at Market and San Carlos streets (Block 8) and San Fernando and Second streets (Block 2).  Though the new owner will maintain parking until the sites are ready for development, the city’s public parking validations are no longer accepted.  Retail businesses that validate parking for customers should use the nearest city-operated facilities that accept validations:

  • Central Place Garage and Lot
  • Pavilion Garage
  • Second and San Carlos Street Garage
  • Colonnade Plaza Garage
  • Fountain Alley Lot

$3 PARKING IN CITY-OWNED LOTS AND GARAGES
Visitors find $3 flat-rate parking after 6 p.m., seven nights a week, at these facilities:

  • Central Place lot
  • Market and San Pedro Garage
  • Third Street Garage
  • Second and San Carlos Garage
  • San Fernando and Second lot
  • Fourth Street Garage
  • First and St. James lot
  • Second and St. James lot
  • Pavilion Garage

The $3 rate helps purchase property for future parking. The funds are also used to make parking facilities as inviting and friendly as possible.  Parking downtown has always been convenient and plentiful.  In all, there are about 25,000 parking spaces—a great start for your stay in downtown San Jose.
